Altamonte Springs Real Estate
Altamonte Springs, Florida is located north of Orlando, Florida with a population of 41,200. The name “Altamonte” means high hill in Spanish, but the area is actually quite flat. Altamonte Springs came about thanks to the railroad in 1887 and the attraction to the many lakes and springs. Once a sleepy village, Altamonte Springs today is a thriving community with amenities for all. There are many parks including Eastmonte, Westmonte, Lake Brantley Athletic Complex and Lake Brantley South Athletic Complex. Westmonte Park offers a therapeutic pool for the disabled and elderly, and many attend from neighboring communities. This is free to Altamonte residents. There is also a large community pool located at Westmonte along with picnic areas and a large playground for children. Sports for both children and adults are offered at all parks including baseball, basketball, tennis and soccer to name a few.
The Altamonte Mall is a 4-anchor indoor shopping mall located just about central in Altamonte Springs. The 4 stores, Sears, J. C. Penney, Macy’s and Dillard’s, draw thousands each year. Right next door to the mall is Uptown Altamonte, the pride and joy of Altamonte Springs. Numerous businesses abound including Five-Guys Burgers, banks, a credit union, numerous restaurants and a bridal salon to name a few. Shopping is a major draw for Altamonte Springs. Michael’s Crafts, Home Depot, Lowe’s, Wal-Mart, Target and Kohl’s are also located in Altamonte. There is also an 18-screen AMC theatre near the mall.
Within driving distance of downtown Altamonte Springs is the new Amway arena, home of the Orlando Magic, the 2009 NBA Eastern champions. A bit further south is Walt Disney World, Sea World and Universal Studios. Head northeast, and you will find the world’s most famous beach, Daytona Beach, along with New Smyrna Beach and Ponce Inlet. The beaches are less than an hour away.
Major restaurants include Mimi’s, Season’s 52, Bahama Breeze, The Ale House, The Elephant Bar and Restaurant, Denny’s and Perkin’s restaurants. They are just a few of the many fine dining experiences offered in Altamonte. The Embassy Suites with its excellent restaurant (The Omaha Steak House) and the Altamonte Hilton are also nearby.
Florida Hospital Altamonte is located near the Altamonte Mall as well as South Seminole Hospital (located in nearby Longwood). The new Florida Hospital Executive Building has just broken ground in Altamonte and will bring new jobs to the area. Nearby, light rail will soon be breaking ground. Imagine, 30 minutes to Tampa with stops in Orlando.
There are 9 elementary schools, 2 middle schools and 2 high schools located in Altamonte Springs. There are also several private schools. Seminole State College, ITT, Phoenix University and Everglades University are also nearby. The University of Central Florida, home of the SEC Knights, is within 10 miles of downtown Altamonte Springs. Interstate 4 runs through Altamonte Springs and will take you where you need to be.
Communities in Altamonte Springs include Country Creek, a woodsy subdivision in South Altamonte, Sanlando Springs near the Altamonte Mall with a golf course nearby, and the Spring Oaks Subdivision, a large, diversified community of large and smaller homes with the Little Econ River in its backyard. There are many other beautiful communities located within Altamonte in all price ranges. As in other areas of the country, Altamonte Springs has been hit by the bad housing market but is slowly creeping back up in home sales. The average estimated value of a home in Altamonte Springs increased 0.09% from May, 2010 to June, 2010. The total inventory of available homes in the Altamonte Springs market in July, 2010 stood at 3,791 homes. The market was comprised of foreclosures, resale homes and new homes. The number of existing or resale homes are those found in most MLS’s. Of note, new homes are a good indicator of housing growth. The average market value for a home in Altamonte Springs, FL in July, 2010 was $107,825.
