Davenport is located in Polk County on the Southwest side of the Orlando area, close to Disney and a 45 minute drive to Orlando via US 27 and I-4. Davenport is part of the 4 corner area where Polk, Orange, Lake and Osceola counties come together and it is one of the hottest short-term rental investment areas in Orlando. Investors buy these homes to rent them out to tourists as a short-term rental vacation home, when visiting Disney and any of the other attractions, in the hopes of making a profit.

I am calling this area around Disney on the South Side of Orlando a real estate candy store because nowhere, maybe besides Detroit, MI ( without the blight ) are home prices so low and so many great deals to be had.

Where else can you live in the beautiful sunshine, next to Disney and buy a 3000 sqft. home with a pool, built in 2005 for $63.00 a square foot, or buy a condo for $15.97 a square foot. There are many Short Sales to take advantage of in beautiful Davenport. So anyone who wants to live in the sunshine state and has cash to buy or good credit with a 20% down payment needs to come here and buy a piece of Florida because it seems we can not go any lower. At least I hope not, properties in beautiful Reunion Resort which offers 3 golf courses, a water park and a Grand Hotel which were offered at one time for $1.2 to $1.5m is now being offered for $499,000. 50% or more of the housing inventory in this area is in some kind of financial distress and banks are dealing.

I know there is 16.9 months of unsold inventory left and values are down by 36% over prior year, but at these giveaway prices it seems the real estate vultures are not too far away, because after all this is good Florida dirt they can buy at giveaway prices. This is a beautiful area, golf courses, great highway systems just 1 hour to the East or West Coast beaches and theme parks from Disney to Busch Gardens to Universal Studios you can’t be better situated than here in the Davenport area.
