Mount Dora is in Lake County and is located on the shores of Lake Dora about one hour drive North of Orlando and evokes the quiet and comfortable Southern Charm and Hospitality. It is a highly desirable retirement area and it is nestled among gentile hills and at an elevation of 184 ft it is one of the highest points in Florida and it is part of the Orlando MLS. The Mount Dora Real Estate Market is also challenged with lots of inventory and 22 months of unsold inventory based on the August sales volume. Currently there are 452 properties for sale in Mount Dora, a 7 property are single family homes, and 54 are condos, town homes, villas and duplexes. The average price of all properties was $2 increase over September ,$68,098 for condos and the average price of a single family home was $285,695.
The highest priced non-distressed home listed is still 1206 OLD EUSTIS RD, MOUNT DORA, Fl. 32757, it is listed for $2,750.000 and it is located on the shores of Lake Gertrude. A total of 31 properties sold in October, 26 single family homes and 5 condos sold. The average price of a property was $190,420 which was a 24% drop in price over the same month of the prior year, but a 53% increase over the month of September. Sales increased by 27% over the same month of the prior year. With 14.5 months of unsold inventory remaining, this area of the Greater Orlando market area remains to be challenged for many years. Prices will continue to be depressed as the bank owned and pre-foreclosure properties are driving the market.
At the end of October there were 30 bank owned properties for sale in Mount Dora, the highest priced home is 4615 Claire Rose Ct. listed for $425,000 in the Dora Estates subdivision and there are 95 short sales of single family homes and or condos, the highest priced short sale is 4622 Sloewood Ct. it is listed at $485,000, a huge price reduction over the prior month. Over 37 % of the inventory in Mount Dora is in distress.
